How Home Preparation and Staging Sell Homes!

The White-O'Connor Team specializes in helping their clients to get their homes looking their best so they sell for a higher price in a shorter period of time. They help every client to assess what could be done to help their home sell more easily. This ranges from suggestions on decluttering and touch up painting, to home staging and light remodeling. Here are some examples of transformations they have helped some of their clients to make to their homes in a very short time frame.

The Biggest Bang for the Buck.....

Caulking & Touch Up Painting !!

We owned a Painting and Wallpapering Business in Boulder County for many years. One of our specialties was fixing up or "Detailing" homes for sale. So, on all of our listings, we get out our caulk guns, spackle and paint brushes and caulk gaps in trim, fill holes and touch up-paint. It's the simplest, quickest, most cost effective and impactful way to make your house look nicer and impress buyers.

Touch up painting not only makes your home look better, it also creates an impression that your home is well maintained. Buyers like both of those things and they will pay more for houses that look great and are in good repair.

Two Week Turnaround!

Managed Fixup for out of state seller, sold over list price with multiple offers.

The seller of this townhome entrusted us to do what was needed to get the home ready for sale on a small budget as he was out of state and unable to deal with it. We put together a budget and supervised a quick, two week fix up project that included:

  • Removing wallpaper in the Kitchen & Baths and painting those rooms

  • Replacing light fixtures as needed

  • Decluttering the home and garage

  • Carpet cleaning

  • Replacing some appliances

  • Touch Up Painting

  • Hiring a Professional  Stager to Stage the Home

The house sold right away, over list price and for more than any other townhome in that subdivision had ever sold.

Rental Nightmare to Dream Bungalow
Guiding a Seller through a cost effective remodel

It was time to sell the rental property in an up and coming neighborhood in Denver. The house had been well used and abused for some time and everything needed to be done. Of course it had to be done affordably and quickly to get a good return on the investment. We developed a plan for the seller that included:

  • New exterior paint and trim colors

  • Interior paint color scheme

  • An Affordable & Contemporary carpet selection

  • Kitchen cabinet stain and door pull idea in lieu of new cabinets

  • Granite counter selection

  • Affordable appliance package

  • Referral to good and affordable contractors

  • Hiring a stager to furnish and decorate

It was an amazing and quick transformation. We ended up listing it for $20,000 more than we thought we would initially because it looked so nice.  It looked great and sold at full price right away.
